The COVID years forced the entire industry into survival mode. Fixed price became risky, cost plus projects became the norm, and projects became harder to manage than they needed to be.
For our team, allowance-heavy contracts created a massive administrative burden and delayed financial clarity — often at the worst possible moments in a project. It wasn’t the way we wanted to build.
Now that the market has normalized, we’ve returned to what works best: planning first, pricing accurately, and building under a fixed-price contract.

The second step in our process is concept development. You will work with our in-house design team to create a conceptual plan of your project, define the scope, and establish a high level estimated cost for construction.

This is the most important step in achieving a successful fixed-price build. During this phase, we move from conceptual ideas to a fully defined, build-ready plan. The purpose is to eliminate uncertainty, align expectations, and allow accurate pricing before construction begins. By the end of this phase, the project will be sufficiently developed to support a fixed-price construction contract.

This process allows us to do the necessary planning before construction begins, reducing risk for the homeowner, the builder, and the lender, and forming the foundation of our fixed-price delivery model.
Once the pre-construction phase is complete, the project proceeds to execution under a Fixed-Price Construction Contract.
This contract reflects the fully developed design, finalized selections, defined scope, and coordinated pricing completed during the prior phases. The construction price is based on the actual home being built, not estimates or provisional assumptions.
By entering into this agreement, both parties are committing to a clearly defined project, a fixed construction price, and an agreed-upon execution plan.

Before any physical work begins, we formally transition the project from planning into construction. This kickoff marks the handoff from design and pre-construction to the build team and ensures everyone is aligned on scope, schedule, communication, and expectations.
For new construction, the kickoff includes a ground-breaking and meet-the-team event.
This step establishes clear roles, lines of communication, and a shared understanding of how the project will be delivered.
For renovations, the kickoff takes place as an on-site meeting with the project coordinator and operations manager. This meeting confirms roles, communication protocols, and decision pathways before work begins.
This ensures the project begins with clarity and respect for the existing home.
Construction follows the agreed drawings, specifications, and selections included in the fixed-price contract.
This phase establishes the physical base of the home.
All work is completed in accordance with engineered drawings and inspected as required before proceeding.
The structure of the home takes shape.
This stage defines the form and scale of the home and sets the stage for all subsequent work.
Core systems are installed.
Inspections are completed before the project advances to insulation and drywall.
The home is sealed and interior spaces are defined.
This phase represents a key transition from structure to interior finishes.
The home is brought to completion.
At this stage, all selected finishes and details are installed as defined in the contract documents.
The project concludes with a structured handover.
We remain available after handover to ensure the home performs as intended and meets expectations.
Since 2010 we have been registered buiders. Our home warranty company is Pacific Home Warranty. To this day, we do not have a single claim or even a phone call from Pacific about one of our projects. We take a great deal of pride in what we do. We sleep well at night knowing that we have build the best possible home beyond the minimum requirements. The warranty book is just a guide, and we are just a phone call away and will help you with any after sales service you need.
