The COVID years forced the entire industry into survival mode. Fixed price became risky, cost plus projects became the norm, and projects became harder to manage than they needed to be.

For our team, allowance-heavy contracts created a massive administrative burden and delayed financial clarity — often at the worst possible moments in a project. It wasn’t the way we wanted to build.

Now that the market has normalized, we’ve returned to what works best: planning first, pricing accurately, and building under a fixed-price contract.

Fixed price only works when the work is properly defined — and that’s exactly how we build today.

PHASE 2

Preliminary Building Agreement

Fixed-Price Finalization Phase

This is the most important step in achieving a successful fixed-price build. During this phase, we move from conceptual ideas to a fully defined, build-ready plan. The purpose is to eliminate uncertainty, align expectations, and allow accurate pricing before construction begins.  By the end of this phase, the project will be sufficiently developed to support a fixed-price construction contract.

This phase includes:

  • Development of a final detailed and coordinated building design
  • Completion of required engineering and consultant work
  • Substantial completion of interior and exterior selections
  • Scope review and coordination with key trade partners
  • Preparation of a permit-ready drawing and documentation package

This process allows us to do the necessary planning before construction begins, reducing risk for the homeowner, the builder, and the lender, and forming the foundation of our fixed-price delivery model.

Fixed-Price Construction Contract

Once the pre-construction phase is complete, the project proceeds to execution under a Fixed-Price Construction Contract.

This contract reflects the fully developed design, finalized selections, defined scope, and coordinated pricing completed during the prior phases. The construction price is based on the actual home being built, not estimates or provisional assumptions.

By entering into this agreement, both parties are committing to a clearly defined project, a fixed construction price, and an agreed-upon execution plan.

This phase includes:

  • Execution of the fixed-price construction contract
  • Confirmation of construction schedule and milestones
  • Establishment of payment structure and draw schedule
  • Transition from planning to active construction
  • Commencement of site work and building activities

Because the work has been planned and priced in advance, construction can proceed efficiently, predictably, and with accountability on both sides.

CONSTRUCTION PHASE

KICKOFF!!

Before any physical work begins, we formally transition the project from planning into construction.  This kickoff marks the handoff from design and pre-construction to the build team and ensures everyone is aligned on scope, schedule, communication, and expectations.

For new construction, the kickoff includes a ground-breaking and meet-the-team event.

  • Introduction to the project coordinator and operations manager
  • Review of the construction plan and high-level schedule
  • Confirmation of site access, safety protocols, and logistics
  • Ground-breaking milestone to officially start construction

This step establishes clear roles, lines of communication, and a shared understanding of how the project will be delivered.

For renovations, the kickoff takes place as an on-site meeting with the project coordinator and operations manager.    This meeting confirms roles, communication protocols, and decision pathways before work begins.

  • Review of scope, drawings, and site conditions
  • Confirmation of access, protection, and staging
  • Discussion of sequencing and impacts to occupied spaces
  • Communication protocols and expectations

This ensures the project begins with clarity and respect for the existing home.

Construction follows the agreed drawings, specifications, and selections included in the fixed-price contract.

Site Preparation & Foundation

This phase establishes the physical base of the home.

  • Site preparation and excavation
  • Forming and pouring of foundations or slabs
  • Foundation waterproofing and drainage
  • Underground services and inspections

All work is completed in accordance with engineered drawings and inspected as required before proceeding.

Framing

The structure of the home takes shape.

  • Floor, wall, and roof framing
  • Structural components installed per engineered plans
  • Framing inspections and corrections, if required
  • Building envelope preparation

This stage defines the form and scale of the home and sets the stage for all subsequent work.

Mechanical, Electrical & Plumbing

Core systems are installed.

  • Plumbing rough-in
  • Electrical rough-in
  • Heating and ventilation systems
  • Coordination of all trade work to avoid conflicts

Inspections are completed before the project advances to insulation and drywall.

Insulation & Drywall

The home is sealed and interior spaces are defined.

  • Insulation installation to meet or exceed code requirements
  • Vapour barrier and air sealing
  • Drywall installation, taping, and finishing

This phase represents a key transition from structure to interior finishes.

Interior & Exterior Finishing

The home is brought to completion.

  • Flooring, cabinetry, and millwork
  • Interior doors, trim, and paint
  • Fixture installation and final electrical and plumbing connections
  • Exterior finishes, as applicable
  • Final inspections and deficiency resolution

At this stage, all selected finishes and details are installed as defined in the contract documents.

HANDOVER

The project concludes with a structured handover.

  • Final walkthrough and orientation
  • Completion of any outstanding deficiencies
  • Delivery of warranty documentation and care information
  • Scheduled follow-up inspections after occupancy

We remain available after handover to ensure the home performs as intended and meets expectations.

LATER DAYS

Since 2010 we have been registered buiders.  Our home warranty company is Pacific Home Warranty.  To this day, we do not have a single claim or even a phone call from Pacific about one of our projects.  We take a great deal of pride in what we do.  We sleep well at night knowing that we have build the best possible home beyond the minimum requirements.  The warranty book is just a guide, and we are just a phone call away and will help you with any after sales service you need.
