Belledune Homes & Construction Ltd is a family owned home building, contracting, and renovating company in Prince George, BC. Belledune Homes Ltd, Operating initially as Dave Eddy Construction, was incorporated in 2010 to allow expansion into new home construction as general contractors. Since expanding we have established ourselves as an award winning quality custom home builder, renovator, and project manager. We assist with site selection, complete design work, and will take care of all paperwork, details, construction, and finishing for your project. In 2022 we are rebranding as Belledune Homes & Construction Ltd. to better represent all of the aspects of the work that we do. We are now using the acronym BDH for a simplified logo.
BDH is registered under the ENERGY STAR® For New Homes Initiative in Canada and are able to provided a certified home under this program. We keep up with industry trends toward more efficient new homes, and we are looking forward to also completing energy retrofits on existing homes.

Born and raised in Prince George, Jody is the "Bawse" and visionary for the company. You will work with Jody in the initial stages of the project to get your project designed and budgeted. Jody works with you throughout the project to make material selections. She also oversees all of the administrative aspects of the business with her team. Jody has a diverse background with over 25 years of experience in the industry, including a number of years as a Reltor and Real Estate Broker, has a BComm, Masters Certificate in Project Management, and other credentials.
Company co-founder, Dave is the head of our work on site, our crew, and manager of all trades. He is the guy that makes it all happen. Dave has been a Journeyman Carpenter for over 30 years specializing in residential construction. Originally from a farming town in Saskatchewan, Dave grew up learning how to be an innovative problem solver on the family farm. You will join Dave for site visits, and work with him on any aspects of the project requiring collaboration and logistics.
We have a fabulous and growing crew that handles many aspects of your project. We believe that quality control happens best when we have the work done by our own staff wherever possible. We are growing, check out our careers page or reach out anytime if you have a skill that we can use.

Home warranty is meant to cover defects, which typically means items that fail once you are in your home. It is very important that you understand your warranty early, before you need it. We recommend that you take the time to read your specific warranty policy in full to understand what is covered, understand what limitations and exclusions there are, and become familiar with your policies expiry dates. Home warranty is unique in the fact it has different coverages expiring at different times depending on when you take possession of your home.
After we have a permit issued and a start date, new home and addition projects take anywhere from 6-12 months to substantial completion for typical sized moderately custom homes. Larger and more custom new homes can take a bit longer. Renovations will vary depending on the scope. In all cases, there are milestones. We progress through these in sequence.
This question makes most contractors visably cringe. This is not how projects are costed. We can give you a wide, very wide, range based on recent projects but the reality is much more complicated. We strive to get you a ballpark range for your project before diving too deep into a costing exercise. This saves time and effort on both sides.
Costs change constantly and every project is unique so until it is costed in detail we cannot get an accurate budget for you. Our approach is to try to ensure that you are able to get the home you want for your budget before we get too far down the road on costing. We will be frank with you about at the very beginning of the process.
We have a rule of thumb for major renovations. If you do an extensive renovation or addition, plan to stay for five years. In this time you will get to enjoy your new spaces, the value of your home on the market will likely increase by 50%, you will have the chance to pay off the improvements, and the work will still be relatively modern for the market.
Another factor with renovations is that you may love where you live but the home is just not quite working. There are few homes that we cannot get into and improve upon. If the lot is larger you have room to expand. If it is a newer home we can possibly build up also.
Costs for renovations always seem high at first glance. It is costly to demo and tie a new space into an existing space. However, if you spend time looking at homes on the market, you may find that you will be spending that additional money to get into the home that you need if it even exists. New homes are getting more and more out of reach as costs continue to increase, good land is harder to find, and building codes make it more expensive to build.
For new constuction, we find that if you build and sell within 2-3 years, the home will fetch a premium on the market. A home this age is still considered new. If it is built to a high quality with great design, the market will not have a comparable new home for sale without the buyer needing to build it from scratch, but they cannot build it for the cost you are selling it for if they can even get a great lot like yours. So, form our experience, your custom new home will be worth what a new home will cost to build 2-3 years down the road.
One thing that we can tell you from experience, is that whether you are building or renovating, it can get a very exciting and rewarding experience. We work with you to design something that you will love. Most times this is a financial investment that will pay dividents when you sell your home, but the value of living better in a space you love while you are in the home is something people forget to consider.
