Belledune Homes & Construction Ltd. provides a wide range of construction services including but not limited to: custom new homes, exteriors, remodeling, renovation, kitchens, bathrooms, and landscaping.  We are a design-built company so we handle everything for you.


Belledune Homes & Construction Ltd. has been incorporated since 2010, operating for many years before that as a framing and finishing company under the name Dave Eddy Construction.  We also have been operating our sister company New Look Interiors since 2022 after we purchased it from the previous owner.


 

Design-build is a project delivery method where we handle every step of your project — from initial concept through to construction completion. Whether you're building a custom home or doing a major renovation, we take care of everything, including:

  • Creating detailed drawings and plans
     
  • Coordinating permits and engineering
     
  • Assisting with materials selection and interior specifications
     
  • Managing construction with a single point of contact
     

This approach offers you a streamlined, turnkey experience, reducing delays, miscommunication, and stress. At Belledune Homes & Construction, our design-build model ensures your vision is clearly understood and delivered — with full accountability from start to finish.


Our custom home process starts with a consultation and site review, followed by design, permitting, and construction. We guide you through every phase from concept to completion. 


Costs vary depending on size, comlexity of design, and finishes, but custom homes in 2025 typically start around $350–$450 per square foot. This metric excludes garage spaces but assumes there is ones.  Unfinished areas are about $75-100 sq ft of savings.  Our budgeting process is very comprehensive during our planning phase. We provide a fixed price contract once we have all of the specifications and design completed.


Yes. We specialize in designing homes that suit your lot's size, topography, and orientation to maximize livability and energy efficiency. 


A custom home is designed specifically for you, while a spec home is pre-designed and built for sale.


Absolutely. We manage all permits, inspections, and code compliance so your build is smooth and stress-free.  We have you complete an Appointment of Agent so that we can act on your behalf with the City of Prince George or Regional District.


Yes. We handle large-scale renovations including additions, main floor remodels, basement finishign, and exterior upgrades — all with expert project management. We take care of all of the design work to ensure we give you spaces that are beautifully finished and funcitonal.


The timeframe depends on the time of year, comlexity and size of the project.  After the design work is complete and permit is in hand, most builds take between 6–12 months.  In the rural areas, weather and road restictions play a huge role in the build window so chat with us about that.


While we don’t offer in-house financing, we collaborate with lenders and are experienced with self-financed and investor-funded projects. Lenders love our fixed price contracts and we work with their appraisers throughout the project to ensure that you are getting the project funding moving along in a timely manner.

Jody and Dave know what it means to swing a hammer and manage a budget.  They each have over 30 years experience in every aspect of residential construction.  That experience grounds every decision we make — ensuring quality, realism, and care at every phase.   Despite the growth of our team, you will still see Dave getting dirty and Jody working on your designs.  You may also get them together on site debating a detail that isn't quite how they would like it, or celebrating a great new feature of your home with you.


In British Columbia, all new homes built by licensed residential builders are covered by the 2-5-10 Home Warranty Insurance, as required by the Homeowner Protection Act.

Here’s what it includes:

  • 2 years on labour and materials:
     
    • 12 months coverage for all materials and labour
       
    • 24 months for major systems (plumbing, electrical, HVAC)
       
  • 5 years on the building envelope:
     
    • Protection against water penetration and related damage
       
  • 10 years on structural defects:
     
    • Coverage for major structural components of the home
       

At Belledune Homes, we are a licensed builder in good standing with BC Housing and all of our new homes are protected by a third-party warranty provider under the 2-5-10 program. We also stand behind our craftsmanship with a high level of customer care and service throughout and beyond your build.
